Real Estate Buyers

For Real Estate Buyers...Schrader Provides an Easy Bidding Process

STEP 1: TALK TO OUR TEAM

As your realtor, it’s our job to help guide you through this process and make sure things go smoothly. So if you don’t know what all of these steps mean, that’s okay. We’ve got your back and can help you learn more about the details of the process.

STEP 2: GET PRE-APPROVED

Contact a lender to start the process of getting your pre-approval. They will be able to help you deter- mine the best kind of loan for your situation and what factors to consider. For example, being approved solo or with your partner, guidelines for keeping your pre-approval active and more.

STEP 3: FIND THE RIGHT HOUSE

A home is considered a great investment, but its most important role is as a comfortable, safe place to live. Remember to not get so caught up in the physical aspects so much that you forget about import- ant issues such as noise level, access to amenities, and other aspects that also have a big impact on your quality of life.

STEP 4: MAKE AN OFFER

To help get an idea of the “cards on the table,” we’ll ask the listing agent things like, how many showings are scheduled, how many offers do you have, when will the buyer be making their decision, etc. But we always like our clients to make a strong offer in this HOT real estate market if they are serious about the home.

STEP 5: ORDER INSPECTION

We recommend inspections because they allow you to get a better picture of what to expect should you move in. Knowing things like the age or life left in appliances, the integrity of the structure, what will need to be repaired sooner than later, etc. will help you make sure you’re getting a good deal.

STEP 6: GET APPRAISAL + INSURANCE

Once you are under contract, your lender will send out an appraiser to make sure the purchase price is in line with the property’s value. Insurance is generally required by lenders prior to closing, there are options for how you pay your insurance that can be explained by a lender or your insurance agent.

STEP 7: ATTEND CLOSING

Closing is the term used for the day you sign a large (and by large we mean MASSIVE) pile of documents that reaffirm all the information you’ve already seen along the way. But have no fear, your favorite realtor is here and we’ll be there to help you on closing day!

STEP 8: ENJOY YOUR NEW HOME

You’ve got the keys and while it feels like it’s been a LONG process, nothing beats the feeling of walking into your new home for the first time. So grab those boxes and make fun of unpacking because the good stuff is just getting started! YIPEE!
